Policy & Advocacy Breakthrough

Finance Act 2026 Success: RAK’s early-year engagement with the National Treasury, Nairobi Securities Exchange (NSE), and KASIB successfully secured the reinstatement of Stamp Duty and Capital Gains Tax (CGT) exemptions on property transfers into REITs.

Industry Development & Market Leadership

  • Inaugural Kenyan REIT Index: RAK in partnership with STREAD, ILAM Fahari I-REIT, and the NSE developed a Kenyan REIT Index, establishing an objective benchmark to track listed REIT trends and performance.
  • First-Ever Kenyan REIT Chartbook: Launched at the REIT Breakfast Outlook Forum in Q1 2026. This landmark publication analyzes historical REIT performance against other asset classes from 2020 to 2025, drastically improving market transparency and data availability.
  • REIT Best Practice Guidelines: Launched at the RAK Conference 2026, this first-edition framework aligns international best practices with Kenya's market, covering valuations, performance metrics, ESG integration, and credit ratings.
  • Industry Insights (Newsletters): Published and distributed three editions of the Association’s newsletter to keep stakeholders up to date on regulatory shifts and market developments.
  • REIT Toolkit & Incubator Launch: Rolled out a practical roadmap developed through industry consultations to simplify the REIT establishment process in Kenya, effectively lowering entry barriers and boosting the future pipeline of issuances.

Professional Capacity Building

  • REIT Valuation & Reporting Training: Partnered with the Institution of Surveyors of Kenya (ISK) to deliver specialized training for valuers, standardizing robust valuation approaches for both Income REITs (I-REITs) and Development REITs (D-REITs).
  • Green REIT Workshop: Partnered with the Nairobi Securities Exchange (NSE) to host a workshop focusing on mobilizing capital for sustainable real estate development, positioning Kenya as a regional leader in sustainable real estate finance and ESG compliance.
  • Industry Networking & Engagement: Fostered industry relationships beyond the boardroom through key networking events, including the inaugural Golf Tournament at Sigona Golf Club, the second Golf Edition at VetLab, and RAK's first Koroga networking session.
  • REIT Breakfast Outlook Forum (2026): Kicked off the year by analyzing emerging market trends and reviewing prospective REIT issuances from prominent entities like Africa Logistics Properties, TRIFIC Special Economic Zone, and Parkin Properties.
  • African REIT Conference 2026: Convened RAK’s flagship conference under the theme "Transforming Africa's REIT Landscape through Policy Innovation, Market Transparency, and Global Alignment," bringing together 171 delegates from across Africa to drive practical solutions for liquidity, policy harmonization, and investor confidence.
  • East Africa Property Investment (EAPI) Summit 2026: Participated in the premier regional forum to advocate for the role of REITs in unlocking institutional capital, driving urban development, and showcasing Kenya’s competitive REIT ecosystem to regional stakeholders.
  • Global REIT Alliance & Nareit REITweek 2026: Elevated Kenya’s voice on the global stage through active participation in international forums. RAK collaborated with global associations on critical issues like international best practices, regulatory reform, taxation, and global sustainability standards.
